How to make selling in Springtime a breeze

Ah, Spring! The sun is out, the flowers bloom, and the real estate market is becoming more active, with potential buyers eager to find their dream homes. Springtime has traditionally been one of the most popular times of the year to sell property, but it’s essential to prepare and plan early for a great sale result. Here, we look at ways to ensure your property presents at its best.

Start by thoroughly assessing your property’s condition to prioritise any necessary repairs and improvements versus those that would be nice to have done.

“Curb appeal is crucial as first impressions matter in the real estate market. You can boost your property’s exterior by mowing the lawn, trimming bushes, planting flowers, weeding and adding a fresh coat of paint to the front door,” explains Jaime Pratt, head of PM at VPM.

“Adequate lighting can create an inviting atmosphere. Placements of solar lights along garden edging and pathways and sensor lights that illuminate dark corners and doorways make a big difference. Natural light is also crucial in making your home feel cheerful and spacious,” Jaime says, “so open up curtains and blinds to let in as much light as possible.”

Spring is a busy season for buyers, so try to be as accommodating as possible when it comes to open homes by catering to various times to ensure interested parties can see your home without inconvenience. If your property is tenanted, remember they must also agree to the timings.

Before showing your home to potential buyers, declutter and depersonalise the space. Removing family photos and personal items helps buyers envision themselves living there and allows investors to see how tenants can live there. A clean and well-maintained home gives the impression of being cared for and highlights the floor plan, so invest time in deep cleaning, including carpets, windows, and appliances.

Professional staging is a great way to display your home’s best features and helps create an appealing, welcoming ambience. If your property has outdoor spaces, showcase them during spring and enhance the space with well-maintained landscaping.

A trusted real estate agent will help you promote the advantages of your property’s location and determine the right listing price based on current market conditions and recent comparable sales. Jaime recommends obtaining guidance from your real estate agent when negotiating and being prepared to compromise while keeping your bottom line in mind.

“Prepare for the closing process by providing the necessary documents promptly,” she says. “You’ll also build trust with potential buyers if you’re responsive and communicative. Consider offering incentives like covering closing costs or providing a home warranty to make your property more appealing.”

Trust your real estate agent’s expertise to inform you about market changes, and be patient.

“Selling a home can take time, even in the busy spring market,” explains Jaime. “You’ll increase your property’s potential and attract motivated buyers in the vibrant spring real estate market if you consider the above suggestions. Our team is also always on hand to help where we can.”
